We are looking for a Procurement Manager to build and lead the procurement function across a multi\-entity, multi\-site operation. This is a hands\-on role with real ownership: you will define how the company buys, set the standards suppliers are held to, and deliver measurable savings without compromising the quality of the resident experience. Responsabilities: * Develop and implement the procurement strategy for corporate and property\-level spend, including sourcing plans, category strategies, and annual savings targets. * Lead end\-to\-end sourcing processes: market research, RFI/RFP/RFQ, bid analysis, supplier selection, and commercial negotiation. * Manage key spend categories such as facilities and maintenance services, cleaning and security, utilities, FF\&E and capex, IT and technology, marketing, and professional services. * Negotiate and manage contracts, service levels, renewals, and price adjustments, working with external legal counsel where required. * Build and maintain the supplier base: qualification, due diligence, onboarding, performance reviews, and KPI/SLA management. * Standardize procurement across multiple legal entities and properties, including harmonizing suppliers and contracts from newly acquired assets. * Create and roll out procurement policies, approval matrices, and standard operating procedures, and ensure adoption across the business. * Partner with Finance on budgeting, forecasting, purchase order controls, and savings tracking and reporting. * Ensure compliance with internal controls, corporate governance standards, anti\-corruption requirements, and Brazilian tax and contracting rules. * Report on procurement performance to local and regional leadership, including savings delivered, pipeline, and supplier risk. Experience: * Solid experience in procurement, sourcing, or supply chain, including responsibility for indirect and services spend. * Proven track record negotiating and managing service contracts with measurable savings results. * Experience operating across multiple sites, entities, or business units. * Strong analytical skills and comfort building business cases, cost models, and spend analysis in Excel. * Working knowledge of Brazilian contracting practices, supplier compliance, and tax implications of service contracts. * Professional fluency in English and Spanish; you will work daily with international stakeholders.
